Our home is set in the peaceful South Norfolk village of Chedgrave and adjoins Loddon. We offer three guest rooms. The house is over one hundred years old and whilst we aim to meet the needs of all our guests there are some features which might make access difficult for people with limited mobility. We are located on the main road through the village and the front door opens directly onto the pavement. There are no yellow lines so parking to unload is easy. Rooms are on two different floors with access to all rooms by at least one staircase. All doors are standard widths but because rooms are via stairs we are unsuitable for wheelchair users.
We are located directly on the main road through the village, on Wherrymans Way for walkers and also on National Cycle route 1. Our location is central in the village thus making us suitable for walking access to all local facilities and easy to find by car.
The nearest shop is approximately 200 yards away.
The nearest bus stop is 100 yards away. Buses run half hourly to and from Norwich and Beccles and the service stops late in the evening. There are less frequent buses on Sundays.
The nearest railway station is Norwich, which is approximately 8 miles away. Taxis are always available at the station but we can book one for you in advance if required.
The nearest airport is Norwich International, which is approximately 12 miles away. It is a KLM hub airport with a good Flybe airline service as well.
There are several local taxi companies; we can make bookings in advance for you.
We have cats, but these are segregated from guests. We are happy to accommodate well behaved dogs in one of our bedrooms by prior arrangement. There is a small nightly charge.
Brochures and menus can be provided in large print if required. We regret we do not have facilites to prepare documents in braille.

Arrival and Car Parking
Please advise us of your anticipated arrival time so that we can be sure we are here to welcome you.
To ensure your accommodation is ready we ask that guests do not normally arrive before 4.30pm. Earlier arrival may, however, be possible by arrangement.
Secure parking is to the rear in our garden and necessitates a short walk of 100 yards to return to our front door. Please park to the side of the garage doors or in the parking bay.
We offer assistance with luggage.
There are no steps up to the front door.
The front door is always locked so please knock on your arrival.
Guest Accommodation – Public Areas
The hallway leads into our dining room.
There is a small step (approx. 3cm.) up from the hall into the dining room.
There are 14 stairs to the first floor; there is a hand rail on one side of these stairs. There are two rooms, a double and a twin on the first floor. The stairs are carpeted. (Please see section “Bedrooms” for more information).
There are 13 stairs to the second floor; there is a hand rail on one side of these stairs. There is one room, a double, on this floor. The stairs are carpeted.
The house is centrally heated throughout but temperatures can be adjusted in each room to suit individual requirements. There are fan heaters in each room and these can be used as cooling fans in the summer.
Lounge and Dining Room
We do not have a guest lounge.
A selection of local information and maps is available in the dining room.
Magazines and books are available in the bedrooms.
Breakfast meals are served in the dining room.
The dining room has a fully carpeted floor.
We are not licensed for the sale of alcohol but there is a local public house, Chedgrave White Horse within 100 yards. This also provides evening meals as do two other pubs and a restaurant in the village
Also there are two fish and chip shops, a pizza and kebab takeaway and a Chinese take away. .
Two bedrooms are on the first floor and one on the second and are carpeted throughout.
There are en suite facilities in both first floor rooms consisting of a bath/shower, WC and wash basin.

Each room has free unlimited wi-fi.
Tea and coffee facilities are provided.
We can also provide an iron, hair dryer, torch, sewing materials, a selection of books and magazines and a basic first aid kit.
Our beds are normally made with synthetic duvets. All pillows are synthetic. Extra blankets are available in the room if required.
There is a wardrobe and a chest of drawers together with remote controlled television in each room.
Our bedrooms have at least one seat in each.
There is a comprehensive folder which contains further information about the house, local facilities and details of emergency contacts including doctors and hospitals, in each bedroom.
Bedroom 1 (Kingfisher)
Bedroom 1 is to the right at the top of the stairs.
This room has a king-sized double bed with access from both sides.
This room has an ensuite bathroom with toilet and with a shower over the bath.
Bedroom 2 (Mallard)
Bedroom 2 is to the left at the top of the stairs.
This room provides two 3 foot single beds
One of the beds can only be accessed from one side.
This room has an ensuite bathroom with toilet and a shower.
Bedroom 3 (Swallowtail)
Bedroom 3 is to the left at the top of the second set of stairs.
This room has a 4ft 6in double bed with access from both sides.
This room has an ensuite shower and toilet.
We have a large garden with lawns and flower beds.
Guests are very welcome to enjoy our garden upon request.
Access to the garden is from our car park.
There is no access to rooms through the back of the house.
There are fire extinguishers on each of the landings outside the guest bedrooms.
We have smoke detectors on each landing, in each bedroom and in the hall. In the event of a fire we will alert all guests to evacuate. Please advise us if you have a hearing impairment and might not hear this. We have notices you can hang on bedroom door knobs to let us know.
The building can be evacuated via the front door at the bottom of the stairs. In an emergency there is also an exit via our kitchen which is through the stained glass door at the rear of the hall.
We do not permit smoking in the house and it is against the law.
We are happy to cater for special diets or any particular likes or dislikes. Please advise us of these before your arrival.
We are happy to refrigerate any medication. We can also keep any perishables (such as milk or baby food ) in our fridge for a limited period. We can also freeze your freezer packs if required.
Mobile phone reception in the house is generally patchy but improves if you walk into the village. The top landing often has the best reception.
